Strong home sales and increased housing supply in the NVM Haaglanden region.

In the second quarter, 2,969 homes were sold in the NVM Haaglanden region. This is the same number as a year ago, but 25% more than in the previous quarter. The average selling price in the region has now reached €522,000, an increase of 1.6% compared to a year ago and 2.1% compared to the previous quarter. This indicates a further moderation in house price growth. There are, however, significant differences between property types: the prices of end-of-terrace houses increased by 4.2% year-on-year, while mid-terrace houses saw a more modest increase of 0.5%.

Looking at the transaction price per square metre, the increase is 2% both compared to the same period last year and to the previous quarter. The average transaction price now stands at €5,057 per m² across the Haaglanden region.

During the second quarter, 3,746 homes were listed for sale, the highest quarterly number recorded in at least five years. This represents an increase of 3% compared to a year earlier and 37% compared to the previous quarter.

The average time homes spent on the market in the Haaglanden region increased slightly, from 28 days a year ago to 31 days in the second quarter. Compared with the first quarter of 2026, however, the average selling time declined slightly (from 34 days).

The number of homes available for sale at the end of the second quarter increased by 27% compared to a year ago and by 28% compared to the previous quarter. At the end of the quarter, 2,800 homes were on the market in the Haaglanden region. The average time that existing listings remained on the market also increased slightly, rising to 44 days from 38 days a year earlier.

As seen across the Netherlands, the NVM Haaglanden region experienced a substantial increase in new listings during the second quarter. Transaction volumes were also high, meaning that most of the additional supply was quickly absorbed by the market. This demonstrates that demand in the housing market remains strong. While the increase in supply is leading to a moderation in house price growth, homes are still generally selling above the asking price. The increase in available housing is a positive development, providing prospective buyers with more choice.

Municipal figures within the Haaglanden region
The Hague
In the Municipality of The Hague, 1,329 homes were sold during the second quarter of 2026, representing a 3% decrease compared to the second quarter of 2025. Compared to the previous quarter, the number of transactions increased by 21.1%.

The average transaction price reached €492,175, up 2.4% year-on-year and 2.0% compared to the previous quarter.

The average selling time was 31 days, compared with 29 days a year earlier. In the second quarter of 2026, 69.8% of homes sold above the asking price. The market tightness indicator stood at 3.2, compared with 2.5 a year earlier.

Rijswijk
In Rijswijk, 175 homes were sold during the second quarter, a decline of 1% compared to the same quarter last year. Compared to the previous quarter, sales increased by 42.1%.

Average prices increased by 6.2% year-on-year and by 3.8% compared to the previous quarter, bringing the average transaction price to €499,674.

The average selling time was 32 days, compared with 29 days a year ago. In the second quarter of 2026, 75% of homes sold above the asking price. The market tightness indicator was 2.3, up from 2.1 a year earlier.

Wassenaar
In Wassenaar, 88 homes were sold during the second quarter, a decrease of 20% compared to the second quarter of 2025. Compared to the previous quarter, sales increased by 16.8%. Average prices rose by 13.3% year-on-year but declined by 0.7% compared to the previous quarter. The average transaction price reached €1,015,180.
The average selling time was 59 days, compared with 58 days a year earlier. In the second quarter of 2026, 43.7% of homes sold above the asking price. The market tightness indicator increased to 5.9, compared with 4.9 a year ago.

Leidschendam-Voorburg
In Leidschendam-Voorburg, 251 homes were sold during the second quarter, a decline of 1% compared to the same quarter last year. Compared to the previous quarter, sales increased by 23.7%.

Average prices increased by 0.8% year-on-year and by 4.9% compared to the previous quarter, bringing the average transaction price to €558,508.

The average selling time was 30 days, compared with 26 days a year earlier. In the second quarter of 2026, 69.6% of homes sold above the asking price. The market tightness indicator stood at 2.5, compared with 1.5 a year ago.
